Living in The Roads achieves what might otherwise seem impossible amidst the non-stop action of Downtown Miami. A triangular collection of wide, pedestrian-friendly streets, roundabouts with native Miami plants, and historic single-family homes, The Roads appeals to families and young professionals looking for a tranquil suburban oasis with access to the creature comforts and entertainment offerings of Brickell, Coconut Grove, and downtown Miami.

The neighborhood is located south of SW 11th Street, between SW 12th Avenue and SW 15th Road, just west of Brickell.

Where Will I Live?

The Roads, quite literally, goes against the grid, adding to it’s charm. The roads run on a diagonal, and many homes in The Roads sit on a 45-degree angle. This neighborhood is almost exclusively Mediterranean-styled ranches, and Spanish Revival single-family homes, with a few luxury condominiums sprinkled in. The lot sizes here vary, but most feature green spaces and many have additional amenities, including privacy shrubs or fences, and in-ground pools. While many residents modernize interior components for ultimate comfort and convenience, great care is taken to preserve the historic charm and aesthetic of the neighborhood.

Sample Condo Development: Built in 2006, The Roads at 21st is a 14-story condominium building with 57 one- and two-bedroom units. Open concept floor plans, European-style kitchens with stainless steel appliances, granite countertops, walk-in closets, expansive balconies and in-unit laundry are some of the desirable features of these residences. A 5th floor pool, fitness center, covered garage parking and social room round out the amenities here.

What Dining & Entertainment Options are Available?

Despite its relatively small size, The Roads offers quite a few dining and entertainment options. Honey Uninhibited serves up Southern favorites with a sweet spin. An extensive brunch menu is a popular draw here, and visitors love the specialty drinks and mimosa kits.

For a taste of Nonna’s Sunday dinner, there’s no better place than Tutto Pasta. Since 1994, Chef Juca has been bringing authentic Italian cuisine to the neighborhood, including homemade pasta, and classic favorites such as bucatini, spaghetti and clam sauce, and chicken parmigiana.

 Art enthusiasts would be remiss to pass up a visit to Galeria Adelmo. Since 2010, the gallery has been promoting local artists, teaching up-and-coming artists, as well as hosting festive, intimate painting parties and exhibitions.

Of course, residents are just minutes away from all the best that Brickell and Coconut Grove have to offer as well!

Where Will My Children Go to School?

Some of the best private schools in Florida are located right here in The Roads. The Lincoln Marti Schools offer a whole-child centered approach to education, starting with early education and extending through 12th grade. With small class sizes (9:1), Greatschools.org rates the school 9/10 overall, with 10/10 for student progress.  Sts. Peter and Paul Catholic School provides students in Pre-K through 8th grade with a spiritually and academically rich curriculum centered around discipleship, scholarship, and excellence.
